The quotes below are intended to be indictive of our fees and have been calculated as our average fee. Our actual fees will vary depending on the complexity of the job, our current caseload or other factors. We will always provide you with a fixed fee so please contact us for a specific quote for you.

Conveyancing - Purchase

These are the costs that are only payable if you reach exchange ("NO PURCHASE, NO FEE"):

Fixed Legal fee (purchase price up to £500,000) This is our fee for carrying out your work. It is only payable after you have exchanged. If you don’t exchange, we don’t charge! £1,695 + VAT (£2,034)
Leasehold fee This fee is payable if the property is leasehold £500 + VAT (£600)

These are the costs that are payable whether or not you exchange:

AML and Fraud Check This includes all admin charges for carrying out due diligence on all parties, including ID verification £75 + VAT (£90)
Search Pack This includes Local, water & drainage and environmental searches. The total includes the companies’ VAT and is not necessarily the total we pay as some searches can be variable in price £275 + VAT (£330)
Bankruptcy/Land Charges We are required to undertake various Land Registry or Land Charges Searches for which we are charged a fee. The total cost to us may be more or less than this fee but the cost to you will remain the same £30 (no VAT)
Total Including VAT £450

Telegraphic Transfer Admin Fee We make this charge each time we need to move money in the banking system for you. This includes the bank’s own charge and our service charge. Not payable in advance and only paid if we have to move money for you. On a typical sale you will be likely to pay one or two lots and only after exchange £35 + VAT (£42)

These are the costs that are only payable if you complete:

Local Authority Search Indemnity fee This is an insurance policy we can use rather than ordering searches £25 + VAT (£30)

Our Service

 

What is included in our Legal Fees for Conveyancing?

Our legal fees include all legal work we would reasonably expect to encounter in the sale, purchase, remortgage or transfer of your property. In the event that something we could not expect or did not know from the outset occurs (an example may be where a lease needs to be extended) we may charge more. We will only do this after discussing it with you clearly and setting a fixed fee. This is extremely rare as it is normal for conveyancing to be full of surprises and we would only charge where the level of extra work involved would warrant it. Of the approximately 1200 matters we act on per year we would expect to charge extra legal fees above those originally quoted in no more than 10 of them.

 

Timescales

Giving realistic timescales in conveyancing is extremely difficult to do. The reason for this is that nothing is solely within our control. We are dependent on many factors and what we do is extremely complex with each step leading to many possible outcomes. What we can say is that we work to a maximum of 2 working days to turn around anything we receive. Normally we would expect it be much quicker than that but there are times that something will need us to have the time to consider it properly or dictate it for typing by our secretaries. This does of course take time. We will always try to acknowledge receipt of your emails within the same day. We will also return any message you leave us within the same day (unless circumstances prevent it).

 

Who will handle your case?

Your conveyancing fee earner will be qualified. Victoria (30+ years' experience), Susanne (15+ years), Susanna (10+ years) are Solicitors and Louise (9 years) and Lorna (16 years) are Licenced Conveyancers. They are assisted by their secretaries but they carry out the majority of your conveyancing personally.

Initial consultation (30 mins) During this we ask the executors to provide us with the Will, death certificate, an idea of all of the assets and liabilities and confirmation of any other factors that may affect the administration of the estate. This is, of course, a broad outline and each estate is individual and will require more/less work than others which is why we always quote after receiving the initial information.

What is included in our Legal Fees for Probate and Administration of Estates

Our legal fees include all legal work we would reasonably expect to encounter in the administration of an estate including valuing the estate, preparing the Inland Revenue return and organising for any inheritance tax to be paid and applying for Probate. After Probate has been granted we close all the accounts, pay all the debts, pay any beneficiaries who are receiving fixed sums or charities who are receiving gifts. We will advertised for any creditors and then pay residuary beneficiaries after the expiry of the Statutory Advertisements and at the same time provide executors or personal representatives with a full penny by penny set of Estate Accounts together with copies of all the pertinent documents. Timescales

Giving realistic timescales in Probate is extremely difficult to do. The reason for this is that nothing is solely within our control. We are dependent upon many factors including the Tax Office and the Department for Work & Pensions, any financial institution which is connected to the estate and of course the Probate Court. We try to be realistic with our timescales and will give you such a timescale at the same time as we give you our quote based on the information provided at the first meeting. Our average estate takes 10-20 months to finalise and those are the ones where the Tax Office are involved too. Obviously in some circumstances estates can take much longer but on the other hand some estates can take much less time. It is entirely individual in terms of timescales as it is with the value of a person's estate.

We do hope that you never have to make a complaint but sometimes things do not go according to plan or perhaps we simply have not understood your instructions. If you do have any worries or concerns then we would invite you to raise them with your conveyancer in the first instance. We promise you that we will listen and, if we can, put things right.
